What Is an Energy Walk-Through, and What Should You Expect?

An energy walk-through is a structured on-site review of how a building actually uses energy and water. An engineer walks the property, observes the equipment and how it is operated, and writes up what can be improved. It is not a laboratory exercise and it is not a sales call for equipment. It is a look at the building as it runs on a normal day.

What the engineer looks at. The walk-through covers lighting and lighting controls, HVAC equipment and how it is scheduled and set, domestic hot water, the building envelope including windows and doors, outdoor and parking lighting, plug loads and kitchen equipment where present, and any obvious waste such as simultaneous heating and cooling, doors propped open on conditioned space, running exhaust in empty rooms, or leaking fixtures.

How long it takes. Most small buildings between 1,000 and 5,000 square feet take two to four hours on site. Buildings in the 5,000 to 20,000 square foot range typically run half a day. Larger or multi-building properties are scheduled over a full day or more. Buildings with dense commercial kitchens take longer because there is more equipment to observe and more operating detail to capture.

What we ask you to have ready. Twelve months of electric, gas, and water bills, a point of contact who knows how the building is operated day to day, access to mechanical rooms, roof equipment, and electrical panels, and any equipment lists, prior studies, or maintenance records you already have. If a thermostat schedule or a building automation system exists, we will want to see it.

What happens during the visit. We start with a short conversation about how the space is used, occupancy hours, and any complaints about comfort, humidity, or bills. Then we walk the building. We take photographs and notes, read nameplates, check setpoints and schedules, and ask questions as we go. Occupants are rarely disturbed and the building keeps operating normally.

What you receive. Within 72 hours of the visit, we email you a written report that leads with no-cost and low-cost actions such as schedule corrections, setpoint changes, control adjustments, and simple repairs. Capital measures come after that, with the reasoning stated so you can plan them against your own budget cycle. Where rebate or incentive programs are likely to apply, we note them. Identified measures commonly reduce energy use by roughly 10 to 15 percent, though results vary by building and by how much of the report gets implemented.

What it costs. Academy Engineering bills the walk-through at $200 per hour, including the report, and publishes price bands by building size on our energy walk-through page. Dense kitchens price up a band.

What it is not. A walk-through is not a home inspection, not an ASHRAE Level II or III investment-grade audit, and not a design document. It is the practical first step that tells you where your money is going and which fixes are worth pursuing. If a deeper study is warranted, the report says so.
